"Is this tree dangerous?" is not actually a question about the tree. It is a question about the tree, what is underneath it, and how often something is there. A hollow oak in the middle of a vacant lot and the same oak over a child's bedroom are the same tree and entirely different risks.
Professional tree risk assessment is a structured way of separating those factors so a decision gets made on evidence rather than on how alarming the tree looks.
The Three Components
Likelihood of failure. How probable is it that this part of the tree fails, given its defects and condition? Assessed by examining the specific structural problems present.
Likelihood of impact. If it fails, will it hit anything? A limb that would fall into an open field is a different situation from one that would fall on a driveway.
Consequences. If it hits, how bad is it? A branch on a lawn is not a branch on a car or a person.
The three combine. A tree with a high likelihood of failure and no target is low risk. A tree with a modest likelihood of failure directly over a house where the family sits every evening can be high risk. This is why an arborist asks what is under a tree and how the property is used before giving an opinion.
What Gets Examined
A competent assessment is systematic, from the ground up.
Site and history. Recent construction, grade changes, trenching, soil compaction, drainage changes, or removal of adjacent trees that were sheltering this one. Construction damage is a leading cause of decline and it shows up years later.
Root zone and root plate. Soil heaving or cracking on one side, exposed or cut roots, girdling roots, fungal fruiting bodies at the base, evidence of decay. Root failure is what causes whole-tree failure, and it is the hardest to see.
Trunk. Cavities, decay, cracks, seams, bulges, response growth, wounds, bark condition, and any sign of internal problems. A cavity is not automatically fatal โ trees compartmentalize decay and can live a long time with hollows โ but the amount of sound wood remaining matters.
Branch unions. Codominant stems, included bark, cracks at unions. This is the most common failure point in mature trees and it is visible if you look.
Canopy. Deadwood, dieback, hanging limbs, overextended branches, previous topping and the weakly attached sprouts it produces, foliage color and density compared with similar trees.
Lean. And critically, whether the lean is new. A tree that has grown at an angle for decades has adapted to it. A tree that leaned last week has not.
Targets and Occupancy
The other half of the assessment is what is beneath the tree and how often.
- Structures: house, garage, shed, fence, pool
- Vehicles and where they park
- Utilities
- Where people actually spend time โ patio, play area, walkway, driveway
- Roads and public access
Occupancy rate matters. A limb over a rarely used side yard is a different proposition from one over the spot where the family eats dinner.
What the Assessment Produces
A useful assessment ends with more than a verdict. It should tell you:
- The specific defects observed, described concretely
- The parts of the tree most likely to fail
- What is at risk
- An overall risk rating
- Mitigation options, which is the part that matters most
That last point is the difference between an assessment and a sales pitch. Removal is one option. Others frequently exist: pruning to reduce weight on a defective limb, cabling or bracing a weak union, removing specific hazardous limbs, restricting access beneath the tree, moving what is underneath, or monitoring on a defined schedule.
A crew whose only recommendation for every tree is removal is not assessing anything.
Limits Worth Knowing
A visual assessment sees what is visible. Internal decay can be present without external symptoms, and root problems are largely underground. Advanced methods exist โ sounding, drill resistance testing, and instruments that map internal decay โ and they are appropriate when the stakes justify them.
No assessment eliminates risk. Trees are living structures in a hurricane zone, and a healthy tree can fail in an extreme event. What assessment does is identify the trees that are meaningfully more likely to fail than others, so limited money goes where it matters.
When to Get One
- Before and after major storms
- Before construction near a tree
- After construction, when decline may be starting
- When you notice a new lean, a crack, mushrooms at the base, or significant deadwood
- On large trees near structures, periodically
- When buying a property with large trees near the house
- When a neighbor raises a concern, or you have one about theirs
Volusia-Specific Notes
Living on the coast adds factors: salt exposure, sandy soils with limited anchorage, high water tables in places that affect rooting depth, and of course hurricanes. Laurel oaks in particular decline earlier and fail more readily than live oaks, and they are common in older neighborhoods here.
Trees that have already survived a hurricane deserve a look afterward, because storm loading causes damage that is not obvious from the ground.
